Does a certificate meet an additional-insured requirement?
A certificate alone does not grant additional-insured status. Compare the lease’s named parties and required coverage with the relevant policy endorsement. Any gap needs to be resolved in the coverage documents.
Which parts of a rented restaurant belong on a property schedule?
Start with equipment, furnishings, stock and improvements you own or must insure under the lease. Separate landlord property from tenant responsibilities, and identify rented equipment. The policy’s definitions and valuation terms control what is covered.
Does business interruption cover any forced closure?
No. Business income coverage has a defined trigger and conditions, often involving physical loss or damage from a covered cause. Waiting periods, restoration provisions and exclusions can change the result. A closure by itself does not establish a covered loss.
Can a bar rely on general liability for alcohol service?
Do not assume so. Review liquor liability provisions separately and check restrictions for assault and battery, entertainment and other activities. Tell the procurement team how alcohol is sold and how the premises operate.
What should change in the submission after a buildout?
Identify the completed work, new equipment and revised responsibility for improvements. Update the operating description if capacity, cooking methods or services changed. Current values and lease amendments should be available for the review.
What information is useful for the first conversation?
Know the renewal or opening date, the business activities and the addresses of the premises. Have the current policy and lease insurance requirements available for discussion. Wait for an agreed secure channel before sharing documents.
